Unbelievably ridiculous

southernlakes apartments could be a good community if the management was knowledge about contract/rental agreements as well as keep up with the maintenance in the community. The ants are rapid and the carpets are awful. The cabinets are thrown together and the walls need sanding and painting. The high ceilings could use a spider web cleaning as well. In this day and time it is convient for those who work 9-5 jobs to be able to supply checks for the rent (at least until one is returned); they absolutely will not accept checks; which is quit unusual to me; however in the contract it states that they do and the stipulations is not appropriatly written. For example: " If monthly rent is paid to management on or before 5PM on the 3RD day of each month , resident(s) will received a monthly concession in the amount of ___$99.00___. any rental payments received after the 20th of the current month must be in certified funds and include next month's rent along with the total current balance due. NO PERSONAL CHECKS ACCEPTED- MONEY ORDERS AND/OR CASHIER'S CHECKS ARE ACCEPTED ONLY. On the first page it states that all rent can be paid by personal check, money order debut transfer etc....... if paid by the 3rd. My check was turned down and banks were closed. No one accepts a credit or debit card for money orders, therefore since it was a weekend of the 3rd, I was charged $174.00 extra, because I read my contract (according to them Incorrectly). I feel like they need to be audited.

Ex employee standpoint of Keeneland Farms community

First of all I come to you guys from the standpoint of someone who not only worked for Keeneland Farms Mgt Staff, but was also a resident within the apartment community. I must say, I am a little surprised at how much negative content is out there about the Keeneland Farms community. I mean yeah, I ve seen some stuff as both a manager and a resident that I wasn t too pleased with, but overall, I found the majority of the residents to be hard-working people who cared about where they lived. Being on the inside as head of security and fitness center director, I also saw a lot of the staff dedicated to their jobs at making Keeneland Farms a better place to work and live. I know there are more upscale communities in the area but seriously, some of you guys make it sound like its the projects! Do you realize they have taken this community to a new level from where it was when I first got there and yes, they did spend more than two million dollars in renovations. They even lowered their credit standards to give common families a chance at having a nice place to call home. I m not saying the place was perfect, but I don t agree that it is as horrific as the collective on this board is saying. A lot of you are going to disagree with me and hell, it is your experience, but I m just saying personally, I was never there for the money, it was always about the people and that IS how the majority of my co-workers felt and behaved as well. Keenland Farms apt USE TO BE Wexford Hills Apartments in Smyrna,GA off of Kings Springs and S. Cobb Dirve

Keenlanfarms apartment used to be Wexford HIlls Aparments (Smyrna,GA) off of Kings Springs and S. Cobb drive next to Q-trip operated/managed by First communities person @ corporate office Joyce copeland. This property has several maitenance issues and the staff and managemen do not care but collect there high as rent failthfully. STUCKin a lease at the moment so I cannot move. The gate stay broke, trash allover he dumpster area.......god help those who live in front or near. Outrageous plumbing problems and management fired the best maintenance man they had (Patrick) god will bless you. Ty ,TY,TY,TY,TY the manager never in the office all out of the office shows no concern for residents and Shawn her flunky slow and unresponsive and not to mention they have a totally new staff every 3months if that long. Now the Maitenance men dont speak enlgish and not sure what to do when they come to fix an emergency. Becareful dont be fooled by the NEW paint job and the pricey upgrades not worth it all. PLEASE BE WARNED TO LOOK ELSEWHERE FOR A MORE PLEASANT AND DESCENT PLACE TO LIVE.

Remove Faye Jones

Windridge Apartments: What a hell hole to live in. Nice try management for painting the outside while things are falling apart inside. A typical act of a lazy management. Manager Faye Jones, what a negative, spiteful, immature, just plain incompentent manager you are. And you wonder why pple always take their problems to your assistant? Faye Jones is not qualified even to run her own house. How in the world did she qualify for the job?

CENTURY CREST...NIGHTMARE APARTMENT

Wild animals and insects. No security lighting. Smelly dumpster. Mold growing everywhere. Staff that will not correct issues.
Also, workout facility is only open during business hours.
Worst aparment that my family has stayed in...ever.

Century Crest management -downright scary

Whoever wrote the glowing reveiw for Century Crest must have been offered a free rent. Or maybe the manager wrote it himself. I wouldn't put it past him.
Here's the reality:
There are dumpsters overflowing with trash in the middle of the resident parking lot. Furniture, food, diapers, you name it. It's really nice right after a good rain. A lovely ooze flows down the parking lot onto your tires. Nice.
The so called improvements only brought in a rash of apartment break-ins and vandalism to the tennants' vehicles.
Definitely make sure you have renters insurance. Double the policy if you can.
The Labor board might want to check out this company...
Century Peachtree Creek

Formerly The Heights at Peachtree Creek: I have lived at this property since it was under construction and being managed by Worthing Properties. The current management company, First communities, is radically changing the apartments, and not for the better... The current manager, Lorra Battle, is the absolute worse person I have ever had to deal with. I chose to continue living there through all five management turnovers due to convienience and location. I have lived through the fires, lightning strikes, muggings, gangs, search helicopters all night, car theft, car breakins, home intrusions and countless others....obviously because those things can happen anywhere. Ever since Worthing left the property the quality of people customer service has suffered. Battle seems to be determined to make a buck anyway she can. Future tennants be warned!! They were all smiles today to the future tennants while quietly whispering the worst words to me humanly possible. I won't go into detail as I don't want to give her any more infamous credit. What goes around comes around. If you are a seeking a higher priced apartment...and have a lot of savings to pay up the fees at the end, and like having a Latino project themed community in your backyard....then this is the place for you. Most of the units are vacant....you should have lots of bargaining power to get a free washer dryer....and tons of concessions....Renters Market. Good luck working with Lorra (you will have to sooner or later) She's a real heartless person....and if you try to leave her property you had better grease up for a big%&*@ you will soon Never forget. Good luck First Communities....I'll give them a year...tops and the property will change hands.

Century Crest

I have lived at Century Crest (used to be Sterling Highlands) for almost 2 years now. I must say that the new management is turning the place around. Most of the disruptive residents have left and the new management actually seems to have standards. I took back my notice and decided to give it one more shot. I have spoken to the new manager and he listened to all of my concerns and is addressing everything that we talked about (which is something new from the old company). I guess only time will tell but it is certainly a BIG improvement so far. They have really spruced up the surroundings and I think they are upgrading apartments. The new staff has been really nice so far too!
Jackson's Landing is a thug heaven!

I lived at Jackson's Landing (formerly Riverwalk) Apartments for about ten months. It got so bad in June that I moved to a new home. Unfortunately, after months of complaining about black mold, water pouring down from the apartment above through my ceiling, neighborhood thugs threatening myself and my roommates, and two g a n g s fighting on May 28, I couldn't take it anymore. The management company was First Communities. I attempted to contact them over and over, after things started to get bad, and they mysteriously disappeared, claiming the offices were being remodeled. Other issues...my apartment was arsoned, and I was moved into a smaller place with no heat and no furniture. After the fire, we were locked out of our home, and did not even know what had survived the flames. They did not bother to even secure the doors to the units that were damaged, yet promised us they would be boarded up. I happened to be driving by, found the security guard (watching TV in his car), and demanded that I be allowed to at least try locking my door. The noise was constant and unbearable. Kids would run up and down the stairs, slam the doors, stomp on the floor above the bedrooms and living room. They would also hollow out cigars, throw the tobacco down onto our balcony below, refill the tubes with dope, and smoke up. Often times, we'd see McDonald's wrappers come flying off the patio above, as well. To top all of this off, the building that burned and was structually compromised was not torn down. It has been rebuilt around the fire damage. Finally, we had to have a lawyer send a demand to get our security deposit back. And, people who moved in just a week or two after us, got a 99 CENT special! Our deposit was $350! Go, First Communities, Go! Way to live up to that promised $3 Million renovation! Way to lie to get people into your death trap, and then go back on your promise of security, peace, and safety!

Wood Terrace Apartments - The Worst

I have been renting a unit in your Wood Terrace Apartment complex in Doraville, GA for the past year. Over and over I have complained about the maintenance issues that I have had with my apartment. Once again I have complained to the "new management" regarding issues with mold and have yet to see someone really do something about it. When I spoke with the office manager Michelle I was told something would be done about it, a week pasted and nothing had been done. Only when a member of the maintenance staff was checking on another unit was I able to get him into my unit to look at it and the only thing that looked like it had been done was someone painted over it. There are several issues that needed to be addressed from my initial move in over a year ago and no one can seem to take the time to get to my apartment and look at the issues I've complained about. It's always the same response, "oh my, we will take care of it right away, and still nothing. I asked to be moved to another unit and was told the only way I could do that is to transfer into a larger unit or to a smaller unit. I'm now at the point where I want to break my lease and will be reporting these issues to the local housing authority. I expect not to have to pay any fees for breaking my lease with an adequate notice. It seems that contacting the rental office has not been effective and I can no longer live in this community. It is not safe and I'm sick of the lack of support from the staff.
